Which records matter most?
The CS, SA, RS and BS khatians show the chain of ownership. The dag number must be the same in all of them and in the deed you sign.
What is mutation and why does it matter?
Mutation records the current owner with the land office. If it is not complete, the seller's ownership is not fully recorded, and that can delay your registration.
What should I check on site?
Walk the boundary, check access roads, drainage and how high the land sits in the rainy season, and ask neighbours how long the project has been active.
